Residential Work, Public-Sector Standards

Our residential practice serves the owners who manage housing at scale — housing authorities, agencies that fund rehabilitation and accessibility programs, and institutional and nonprofit owners of multifamily property. The work is scoped to a specification, priced line by line, and documented the way a public program requires: measured quantities, separated material and labor, lead-safe and accessibility requirements addressed in the plan, inspections closed at turnover.

We hold a District of Columbia Home Improvement Contractor license with the required $25,000 surety bond, and a Virginia Class A contractor license, so residential scopes in both jurisdictions can be performed directly rather than brokered.

FAQs

Common Questions

Do you take retail homeowner projects?
Our residential practice is organized around public programs and institutional owners. Private residential inquiries are reviewed case by case through the proposal form.
Can you handle a batch of unit turnovers on a schedule?
Yes. Unit-turn work is scoped as a repeatable line-item template, so each unit is priced the same way and the schedule is predictable across the batch.
Are you licensed for residential work in DC?
Yes — DC Home Improvement Contractor BBL #420226030082 with the $25,000 surety bond on file, in addition to the DC general contractor / construction manager license.
Do you build new residential?
Yes. Residential development for public and institutional partners is taken from plans through permitting, construction and delivery, using the same estimating and documentation standard as our public-sector work.

Have a Residential Program to Scope?

Unit counts, scope, funding requirements and the schedule. We'll return a line-item template you can run the program on.
